Longevity is no longer a niche. UBS, cited in the 2026 Mid-Year Premium Outlook Report, expects the global longevity market to grow from US$5.3 trillion in 2023 to US$8 trillion by 2030. The world's over-60 population is set to double by 2050. Real estate sits right in the path of that spending, and Italy's premium market is feeling it.
Here are four trends to watch.
The report says wealthy buyers now think in decades, not moments. They keep homes far longer than planned and upgrade rather than move. For Italy, this means fewer prime homes coming to market in top locations such as Lake Como, Portofino, Capri and central Florence. Scarcity supports prices, and well-prepared sellers will face less competition.
Affluent families are buying homes big enough for children, grandchildren and live-in staff. This fits Italy naturally. Large estates with a main villa plus guest houses, dependance or converted barns let families share a property while keeping privacy. Expect these layouts to attract strong interest and hold value well.
The report finds that 55% of agents worldwide saw more millennial buyers, especially at US$5 million and above. Many are already focused on health and longevity. Unlike older buyers who retrofit later, they want wellness features, strong design, privacy and turnkey living from the start. In Italy, that favours professionally restored properties with modern systems over "project" homes needing years of work.
The report expects rising demand for branded residences that combine hospitality-style service with health support. Italy's premium hotel and fashion brands give the country a strong base for this model. Watch for more residences attached to resorts and wellness retreats, offering concierge, spa and medical access on site.
The definition of premium is shifting. It is no longer only about the view or the square metres. It is about how well, and how long, you can live in a home. Italy, with its climate, food, nature and famously long-lived population, is well positioned to lead this change.
The takeaway: whether you are buying, selling or renovating in Italy, health and longevity features are becoming central to value. Plan for them now.
