An Ambitious Redevelopment in the Heart of the Eternal City

The Ludus Magnus Luxury Residences are not just a real estate development—they represent a unique blend of history, modernity, and visionary urban renewal. Overlooking the Colosseum, this exclusive project transforms two former office buildings into world-class luxury residences, offering a rare opportunity to live in one of the most significant historical locations in the world.

This ambitious redevelopment is an initiative of Investimenti Immobiliari Italiani SGR S.p.A. (Invimit SGR), a real estate investment management company wholly owned by the Italian Ministry of Economy and Finance. Founded in 2013, Invimit SGR was established to manage and enhance public real estate assets, ensuring that historically and architecturally valuable properties are preserved and transformed into economically and environmentally sustainable developments.

27-FEB-2025

Through strategic urban redevelopment, Invimit SGR focuses on:

  • Regenerating and repurposing public real estate assets, breathing new life into historically significant buildings.
  • Enhancing energy efficiency and reducing environmental impact, making sustainability a core pillar of every project.
  • Boosting local economies, leveraging real estate projects to stimulate long-term economic growth.

The Ludus Magnus project is a prime example of this mission, bringing a state-of-the-art residential development to one of the most historically rich locations in Rome.

A Vision Rooted in History and Excellence

The project is a sensitive transformation of two former office buildings into a masterpiece of contemporary architecture, seamlessly integrated with Rome’s classical aesthetic. Designed by Matteo Thun & Partners, the building features:

  • A Travertine stone façade, reflecting the same material used for the Colosseum.
  • Expansive glass openings, offering uninterrupted views of the Colosseum and surrounding landmarks.
  • Lush private terraces, creating a serene retreat in the heart of the city.

Beyond its architectural beauty, Ludus Magnus Luxury Residences symbolize the next chapter of Rome’s real estate evolution, bringing together heritage preservation, urban innovation, and high-end living.

The Purchase Process: How to Acquire a Ludus Magnus Residence

Purchasing a residence in Ludus Magnus follows a structured and transparent auction process managed by Invimit SGR and the Consiglio Nazionale del Notariato.

Step 1: Publication of Sale Advertisements

  • Sale listings are published for 30 days on the Consiglio Nazionale del Notariato portal and the Invimit SGR website.

Step 2: Submission of Bids

  • Buyers must submit their sealed bids to the designated notary before the auction date.
  • The bid amount must be at least equal to the auction base price.
  • A 10% deposit of the base price is required at the time of submission.

Step 3: The Auction Process

  • The auction will take place on February 28, 2025.
  • The notary will open all submitted bids, and the highest bid becomes the new base price.
  • If multiple bidders remain interested, they can place additional bids in €5,000 increments within a three-minute bidding session.
  • The highest final bid secures the property.

Step 4: Finalizing the Purchase Contract

  • The winning bidder has 120 days to complete the payment and finalize the sale.
  • Once the full amount is paid, ownership is officially transferred.

A Rare Opportunity in the Heart of Rome

The Ludus Magnus Luxury Residences are more than just a development—they represent a once-in-a-lifetime opportunity to live at the crossroads of history and modern luxury.

With the backing of Invimit SGR, this project embodies the future of sustainable urban redevelopment in Italy, ensuring that public assets are repurposed into spaces that benefit both residents and the city itself.

For those seeking a trophy property in one of the most prestigious locations in the world, this is an unparalleled investment in Rome’s past, present, and future.
