The Architecture of Scale

The estate has a significant architectural footprint on the western shore, totaling over 1,250 square meters of living space. The layout is designed for both hospitality and wellness.

Spanning 1,073 square meters, the primary residence serves as the anchor of the estate. It features expansive volumes that have been carefully updated with durable materials.

A separate 184 square meter Guest House provides an independent space for visitors, maintaining the same quality as the main villa.

The Living Landmarks: Italy’s Tallest Oriental Plane Tree

The name of the villa is derived from the plane trees that dominate its 5,700 square meter park. These trees are historical monuments that predate the villa itself.

The garden is home to an oriental plane tree that stands 50 meters tall with a trunk circumference of 8 meters. Estimated to be 350 years old, it is considered the tallest of its kind in Italy and one of the largest in Europe. These trees were originally planted by the Brentano family, who were traders dealing in oriental goods across the continent centuries ago.

Restoration as a Future-Proofing Strategy

The renovation process at Villa I Platani is a case study in structural resilience. By removing previous interventions and utilizing the latest in climate control, security, and material science, the project ensures the villa remains functional for the next century. This approach respects the heritage of the Tremezzina area while removing the friction often associated with historic home ownership.

The Value of the Botanical Buffer

In the 2026 market, a villa is valued by the privacy it affords. The 5,700 square meter park at Villa I Platani acts as a natural filter, providing a silent buffer from the world outside. The presence of ancient, protected trees adds a layer of value that cannot be replicated. You can build a spa, but you cannot manufacture a 350 year old plane tree. This is a high quality asset that embodies a quiet and refined lifestyle.
